Our Ethics

YEPOF has formulated this Code of Ethics to govern the business activities of its members across the country by keeping in mind the requirement of providing confidence and comfort to their members. This Code is subject to minor amendments by the Chairman depending on the conditions and requirements. While the code of ethics establishes obligations that may be higher than those mandated by law, in any instance where the Code of Ethics and the law conflict, the obligations of the law must take precedence. No inducement of profit and no instruction from members ever can justify departure from this ideal.

  • When representing a buyer, seller, landlord, tenant or any other property owner, YEPOF pledge themselves to protect and promote the interests of their members. This obligation to the members is primary but it does not relieve YEPOF Members of their obligation to treat all parties honestly. When serving a buyer, seller, landlord, tenant or other party, YEPOF Members must remain obligated to treat all parties honestly.
  • Members shall avoid exaggeration, misrepresentation, or concealment of pertinent facts relating to the property or the transaction.
  • Members shall not engage himself or their relatives or known person to buy or sell or any other service related to YEPOF without written permission of the Chairman of YEPOF
  • Members shall cooperate with other YEPOF Members, except when cooperation is not in the member’s best interest. The obligation to cooperate does not include the obligation to share commissions, fees, or to otherwise compensate another member.
  • MEMBERS shall not acquire an interest in or buy or present offers from themselves, any member of their immediate families, their firms or any member thereof, or any entities in which they have any ownership interest, any real property without making their true position known to the owner or the owner’s broker. In selling the property they own, or in which they have any interest, YEPOF Members shall reveal their ownership or interest in writing to YEPOF or the YEPOF representative.
  • Members shall not undertake to provide professional services concerning a property or its value where they have a present or contemplated interest unless such interest is specifically disclosed to YEPOF
  • Members shall pay commission, rebate, or profit on services which he has availed related to their property to YEPOF.
  • In a transaction, YEPOF Members shall not pay any compensation to any other person, even if permitted by law, without disclosure to YEPOF.
  • To invest funds of the Federation in such manner as the Federation may in the best interests deem fit and proper.
  • Members, for the protection of all parties, shall assure whenever possible that agreements shall be in writing for any service, and shall be in clear and understandable language expressing the specific terms, conditions, obligations and commitments of the parties. A copy of each agreement shall be furnished to each party upon their signing or initialling.
  • Members shall not deny equal behaviour to any person for reasons of race, colour, religion, sex, handicap, familial status, or national origin. YEPOF shall not be parties to any plan or agreement to discriminate against a person or persons on the basis of race, colour, religion, sex, handicap, familial status, or national origin.
  • The services which YEPOF provide to their members shall conform to the standards of practice and competence which are reasonably expected in the specific real estate disciplines in which they engage; specific ally residential real estate brokerage, real estate property management, commercial and industrial real estate brokerage, real estate Appraisal, real estate counselling, real estate syndication, real estate auction and international real estate.
  • Members shall not undertake to provide specialized professional services concerning a type of property or service that is outside the field of competence unless the facts are fully disclosed to the YEPOF. Any persons engaged to provide such assistance shall be identified by YEPOF and the contribution to the assignment should be set forth.
  • Members shall be careful at all times to present a true picture in their advertising and representation to the public. YEPOF Members shall also ensure that their professional status (e.g. broker, appraiser, property manager, etc.) or their actual status is clearly identifiable in any such advertising.
  • Members shall not engage in activities that constitute unauthorized practice of law and shall recommend that legal counsel be obtained when the interest of any party to the transactionrequires it.
  • If charged with unethical practice or asked to present evidence or to cooperate in any other way, in any professional standards proceeding or investigation, YEPOF Members shall place all pertinent facts before the proper tribunals / arbitration boards of the Member Association or Affiliated institute, society or council in which membership is held and shall take no action or disrupt or obstruct such processes.
  • Members shall not knowingly or recklessly make false or misleading statements about competitors, their businesses, or their business practices.
  • Members shall not engage in any practice or take any action inconsistent with YEPOF or other exclusive relationship recognized by law.
  • Members shall not engage in any practice or take any action inconsistent with the laws of the land.
  • YEPOF shall give optimum service to their members and should not charge more than the recommended brokerage fixed by the respective area.

Category & Benefit

There shall be following categories of membership:

  • Individual Member
    Any individual person who has been allotted a property by any govt institute/private developer or Village Aabadi property/free hold property/lease back property or Agriculture Land at Yamuna Express Way.
  • Corporate Member
    Any company/organisation/society/association/agent/service provider who has been allotted a property by any govt institute/private developer or Village Aabadi property/free hold property/lease back property or Agriculture Land at Yamuna Express Way.
  • Overseas Member
    Any individual who has been allotted a property by any govt institute/private developer at Yamuna Express Way but staying in other country or has a registered Village Aabadi property/free hold property/lease back property or Agriculture Land at Yamuna Express Way
  • Desirous applicant who wanted to become member shall apply online to the Chairman and shall be proposed and seconded by a member of the Federation and re-commended by a Member of the Board. Such an application shall be accompanied by an Online Transfer in favour of “Yamuna Express Way Property Owners Federation” towards payment of entrance fee as well as Annual Subscription.
  • If the Board considers it necessary, it may constitute a Screening Committee for admission to membership as “Member” and may also lay down such guidelines and delegate such powers to it as it may deem fit. Federation may be admitted to membership with the approval of chairman of the members of the Board present. A circular or letter duly signed by chairman of the Board expressing his approval or disapproval of the admission shall be treated as valid for the purpose of this Article.
  • If no reply is received from any such member of the Governing Council Board within thirty days of being asked to signify his approval or disapproval of such admission, the Governing Council Board may refuse any application for membership without assigning any reason.
  • The Board shall decide any question which may arise as to the eligibility or otherwise of any applicant for admission as a member and its decision shall be final.
  • If the application is rejected, the Chairman or Secretary will intimate the rejection to the concerned Applicant and refund to the concerned the sum paid for the purpose.
  • If the application/organisation is accepted by the Board, then the Chairman or Secretary shall notify the acceptance thereof to the applicant in writing. He shall also furnish the applicant with a copy of the Constitution of the Federation. The date of enrolment of the member shall be the date on which his application is accepted by the Board.
  • The Board may refuse any application for admission without assigning any reason.
  • Any Association or Undertaking having been admitted to Membership of the Federation will be deemed to have agreed to amend their bylaws in synergy with articles of association and also to abide by and be subject to these Articles, rules and regulations, bylaws and standing orders of the Federation that may be in force from time to time.

Become a Member

The membership fee and annual subscription fee shall be payable by each category of Members for the time being as follows:

  Individual Corporate(A/B) Overseas
Membership Fee Rs. 2100/- Rs. 11000/- / 21000/- Rs. 21000/-
Annual Subscription Fee Rs. 2100/- Rs. 11000/- / 21000/- Rs. 21000/-

As per service and average market rate

*A – Any non-recognized Developer/Agent/Organization
*B – Any recognized Developer/Agent/Organization

All payments shall be payable in advance by Demand Draft or an Online Transfer in favour of “Yamuna Express Way Property Owners Federation” towards payment of Membership and subscription fees on such dates or dates as may be designated by the Governing Body.

If the Annual Subscription or any other amount due to the Federation is not paid in time, the said amount shall require to be paid along with interest @ 12% PA.
